  • Getting to know you. We will spend time with you to find out what you want and need in a home.
  • Helping you determine what you want to pay and can afford. If you are a first time home buyer, you want to know what you can afford in a home and what size loan you can qualify for. If you are upgrading to a larger home, you also want help determining what your present home is worth and what additional monthly mortgage payment might be necessary to move up to the house of your dreams. We can help.

  • Finding the property you want. Whether it be a first home, a larger home, farm and ranch land, or investment property, Conine Group has access to almost all property listings in Waco and the Central Texas area and is ready to assist you. We will try to help narrow down the possibilities so that you are looking at the property that best fits your needs.
  • Representing you as the buyers' agent to negotiate the best deal. Because Conine Group agents have access to the values and actual selling prices of properties in the area, your agent can help advise you on what to offer on the property. Then your Realtor will represent you as the buyers agent in negotiations with the seller until a final contract is signed.
  • Helping guide you through the preliminaries of the sale. You will need to select a mortgage company that you feel will work best with you. And you may want to find an inspector to make sure you know the condition of the house you are buying. Your agent at the Conine Group will help you know what to do and what to expect in getting through all the preliminaries of a sale, including:

    • Survey
    • Inspections
    • Applying for and getting the loan
    • Closing the sale with the Title Company
  • Acquainting you with some of the costs leading up to the sale. A number of fees are often the responsibility of the buyer. Your agent will help you understand what these costs are.
  • Coordinating the details. Whether it is helping you re-negotiate repairs with the buyer as a result of inspections or helping set a time for the closing with the Title Company, your Conine Group agent will assist in closing the sale.
